Reasons for only 4 stars - Cleanliness of the showers was not up to par - there was mildew on the bottom of the shower curtain in the upstairs bathroom by the stairs, and the shower stall in the master bathroom had mildew on the bottom as well.Some things need a little maintenance. Tub/Shower combo upstairs would not shut off completely (hot side). Cabinets that were mishung. The major item would be fixing the area where the microwave sits.Base molding in a lot of areas was poorly installed.Reasons for 5 stars - overall you can't beat the location. Right on the ocean. We loved listening to the waves crash on the rocks and the little sandy area was great for watching the sunset. The little cove just a short walk away was wonderful, especially when the turtles came and visited (which is everyday). Property was located enough away from the town, that you could avoid the traffic if you wanted to.Note: We experienced a short power outage while there. Although plenty of flashlights were available, it would have been nice to know where they were located before we lost power. Luckily, one of our kids had discovered them!
This home was very comfortable, in an awesome location where we observed dolphins almost daily, turtles just down the beach, and the occasional whale out in the distance, as well as beautiful sunsets. We would stay in the same home on a future visit. Our New Year's vacation with friends was perfect.
When we checked in at night the fan was on and it was making a lot of noise and it took at least 36 hours for the office to send someone to turn it off. They told us to turn on the circuit breaker but the circuit breaker door was screwed shut and there was not screw driver in the place. Also the main kitchen sink has no hot water which I didn't like. There were no directions for how to use the oven. The shower door in the masterbath room was filthy and might have to replaced if cleaning it is not possible. Also the bathtub drain stopped working on about the 5th day. The location was great and the view and ocean etc but the other problems definitely affected the quality of the vacation.

Hale Kai O'Kona has the most amazing oceanfront location on the island. You are literally steps from the water. The condo was spotless, and everything is laid out for comfort and convenience. We actually rented the condo for our daughter and her cousins, while the adults stayed next door. They are all in their mid-20's to early 30's, and they LOVED it. They are NOT your typical boozing, loutish group, and they left the place as pristine as they found it. Prince Properties is a joy to deal with---honest and upfront, and Brad and Sherri have wonderful senses of humor. Would I reccomend this property? A very hearty YES! Will we be back---again, a very resounding YES!
The property is right on the run course at about 2.5 miles in at at fairly flat spot on Ali'i Drive so it was an excellent spot to see how the beginning of the marathon was unfolding. It also happened to be where the men's and women's leaders crossed paths which was so cool! There is a low rock wall in front of the property and there were both sunny and shady spots to hang and watch the pros and my husband race. It was easy to get around from the condo even on race day as it was far enough down Ali'i Drive to be away from the congestion. The only downside was that the coffee maker is on it's last legs and I am a huge coffee person. But we managed - that is such a minor point! We wholeheartedly recommend this property. Plus, it was really close to a little cove we called "Turtle Beach". The first day we went there, we were joined by two green sea turtles. We called the big on Floyd and the little one Baby.
This house was ideal for our family of 10. There were lots of surprise extras tucked in here and there, like moisturizers and sunscreens, bug spray (which we never needed) ample bottles of shampoos, conditioners & body wash, beach chairs, beach mats & towels, an abundance of laundry supplies, flashlights, excellent carving & steak knives, and HUGE supply of extra towels, bedding, pillows and blankets. The only thing we missed was a coffee grinder, but the blender worked just as well. Rice cooker, electric frying pan, you name it, we had it.The tap water was not potable, so we ended up buying LOTS of bottled water; the humidity index this August was sometimes close to 100%! The island is basically a black lava rock, with a strong, steady pounding surf against the rocky black coast. While the crashing waves were awesome and beautiful, we missed the long sandy beaches, and for that reason will probably not return to this Island. But in it's defence, the snorkling was incredible! It was like putting on a mask, immersing your head underwater, and watching a tropical fish screen-saver scroll before your eyes! One exotic fish swimming into your line of vision after another - and that in chest-deep water! So for our non-swimmers that was a huge plus. The big sea turtles literally bumped right into you in our little protected sandy cove, and the crystal clear water was warmer than our swimming pool back home! Perfect for our babies. We loved the house and the privacy it afforded. It was perfect for our family holiday. The furniture was super comfy, and tropically Hawaiian. The beds were great, we loved our Kingsize bed in our huge Master Suite. Awesome holiday. The reps at Prince Properties gave us a very accurate picture of the condo and the beach before hand, and answered all our questions very well.Thanks again. We will use Prince Properties again for sure.
As indicated by how I rated the property above, we found it to be a good choice. The rental was spacious and 8 adults and an infant stayed there very comfortably. It was well equipped to make our stay relaxing and enjoyable. We appreciated the amenities in the kitchen. Having the use of folding chairs, beach towels and coolers when we headed out for a day at the beach or exploring the island was very handy. I do have 2 suggestions, however.I believe there should have been a heads up on the full scale construction going on next door . Originally, 84 year old Grandma was to accompany us and part of selecting this property was because of the lovely setting and lanai over looking the beach~a spot where we thought she would enjoy spending her days as she would not have been out and about. The sounds of saws, hammers, and all the noise that goes with construction would have ruined it for her. I do want to add though, the work crew were as considerate as possible while still getting the job done. Secondly, we found that the beach decor sitting about, while lovely and creating a nice impression, was in the way with so many people in residence. There was no place for all the paraphernalia of so many guests: travel guides, the cameras, 3 laptops, baby stuff etc. Closing on a positive note~ we had a fabulous time, enjoyed being at the ocean's edge and the view from the lanai. We have good memories of having spent time with our family there.
We had 4 couples and everyone loved the place. Very spacious - master bedroom is almost too big! Well equiped kitchen. Everything we could want - except a pool, but with the ocean in your backyard, who needs a pool. Only negative was the construction noise from remodeling of unit next door, but that should be completed soon. On our next trip, this will definitely be on our list of places to stay.
They are remodeling the condo next door and the noise and extra trucks and people made it hard to relax while there.
Breathtaking views and great location. The decor is a little tired; but it was clean and offered all the amenities we needed.
From the moment we walked in to the time we left, our stay at the condo was wonderful. The kitchen was well stocked. All we had to do was provide the food and fun. I would come back in a heartbeat. This particular condo was well decorated right down to the wall color. It was wonderful to see the dolphins and turtles practically every morning from one of our two lanai.What great memories with family that we all brought back to California. Thank You.
It's a little hard to review this property. The condo was lovely. It was right on the ocean and the view was fantastic. There were 2 problems with the place. The first being, construction was going on right beside us. I noticed in the pictures this but was told that they had not worked on that building for almost a yr. and wasn't even sure they were going to rebuild. Secondly, there were roaches in the kitchen. We did not leave any food on the counter, but every time we would come back, we would kill 6 roaches. That is disgusting. The counters were also not in great condition. Overall, the property was nice but the noise from construction and the bugs were a lot to deal with.
Aloha, We are sorry to hear about the construction during the stay. The good news is it wont be there for the next years return. We are at the mercy of the complex and their decisions of construction. As for the bugs, while somewhat normal we have seen an increase in pest services. We had stayed at this property once before. It is well appointed and clean. It is located close to town, so shopping and dining is convenient. The a/c and timer did not work but we are used to not having a/c in Hawaii (most rentals do not have a/c). Prince Properties employees are very helpful and accommodating.
Our stay at A Hale One Kea in Kailua Kona, HI was excellent. The townhouse is located next to the ocean and, at high tide, we enjoyed watching the waves hit the lava boulders and sprayed across the retainer wall. The only problem was the local VOG, but that's an act of nature, nothing anyone can do about it. Overall the stay was excellent. We will recommend others to stay at your townhouse when they plan their vacation to Kailua-Kona.Much Mahalo
The Condo was great. It was just as pictured on the web site. Everything you need is provided.
Very clean and well furnished condo. The a/c will need upgrading. The compressor tripped the circut breakers several times during our stay, and this was with the thermostat set at 80. The whole system is on a 4 hour timer, so warm nights are inevitable even if the circut breakers do not trip. The master suite is very nice, even with the TV missing. The other bedrooms are a bit small, but ok. Wireless internet is a plus.
We loved the place, and would rent this unit again.
The unit was nice and clean, the location was wonderful, we enjoyed watching whatles every day from the balcony. The only problem was the stove it would not boil water for dinner as the elements were bad or something else was wrong with the stove. Otherwise it was in great shape.
The air conditioning did not work, and it took two days to get it fixed. There were also items advertised on line that were not available (e.g. ice maker, barbecue, and jets in master bath tub), and the burners on the stove did not heat properly. The property manager was pleasant and did his best to help, but two days without a working air conditioner was not pleasant, and it was hard to cook. Otherwisde, the unit was very nice.
Kona is relatively a very warm town to begin with. The central air condition was really old that it would shut off and leak if its left on to long - which made the home very unbearable. Also, the stove took so long to cook because of its condition (old) that you needed a running start (about 2 hrs) to get your meals prepared. Overall, home was very spacious and view was fantastic.

We have stayed at several properties in Kona over the years. This property was by far the best we have stayed at. I took 3 grandkids with us and they really enjoyed the time there as well.
We were very happy with the townhome. From the outside as we drove up to park, we were a little worried. Once we got inside we were very happy with the facility. Our family of 11 fit in nicely with lots to do. Right out in front, the children spotted turtles and eels. The eels came out at night. Sooo much fun. We would go again if we can get everyone together again.
The manager took time out of his schedule on a Sunday to prepare the place for us at the last minute. We were in a bind and needed a place in a hurry and were surprised at the service we got. we travel to Kona every other year and will consider "Hale One Kea" our first choice.
